India’s REIT Market Enters a New Phase of Institutional Growth

25 September 2026

India’s real estate investment trust (REIT) market is entering a significant new phase of institutional development. As of March 2026, India’s REIT market reached a market value of US$17.7 billion, rising 62% from US$11 billion at the end of 2024. This expansion has placed India ahead of Hong Kong and made it Asia’s fourth-largest REIT market by value, behind Japan, Singapore and mainland China.

The growth reflects more than an increase in market capitalisation. It points to the continued institutionalisation of Indian commercial real estate and the growing role of professionally managed, income-generating assets within investment portfolios.

New Listings Expand the Market

New REIT listings have been an important driver of this growth. Knowledge Realty Trust and Bagmane Prime Office REIT together added approximately 53.7 million sq. ft. to the market, significantly expanding the listed universe and the amount of institutional-quality office real estate available to investors. India had seven active REIT products as of March 31, 2026, including two SM REITs.

The broader Asian REIT market has also expanded. Asia had 289 active REIT products with a combined market value of approximately US$279.4 billion as of March 2026, up 18% from US$235.8 billion at the end of 2024. India accounted for around 6% of this regional market.

Office Real Estate Remains a Key Driver

REIT India expansion is closely linked to the strength of its commercial office market. Strong occupancy levels, continued demand from global capability centres (GCCs), professionally managed assets and a development pipeline are supporting investor interest in office-led REIT portfolios.

For investors, the growing listed real estate ecosystem provides another route to participate in income-generating commercial property without directly owning and managing individual assets. It also increases transparency and creates a market-based framework for evaluating real estate portfolios.

Institutional Participation Is Deepening

The expansion of India’s REIT market also highlights the increasing participation of institutional capital in the country’s real estate sector. As the market develops, factors such as income resilience, asset quality, operational efficiency, ESG performance and active asset management are becoming increasingly important considerations for investors.

This evolution is significant for the broader private markets ecosystem. REITs provide listed exposure to real estate investment, while private credit can provide financing solutions to developers, property owners and real estate platforms across different stages of the capital structure.

What Does it Mean for Private Credit?

A deeper REIT ecosystem can create opportunities beyond listed equity. As professionally managed real estate portfolios expand, financing requirements can emerge around acquisitions, refinancing, development, recapitalisation and asset-level investments.

This creates potential areas where structured private credit can complement traditional bank financing and listed real estate capital. For private credit India lenders, however, the focus remains on understanding the underlying asset, borrower strength, collateral coverage, cash-flow visibility and repayment pathway.

The Sàwai Capital Perspective

At Sàwai Capital, we view the growth of India’s REIT ecosystem as part of the broader institutionalisation of Indian real estate.

The expansion of listed real estate creates greater visibility around professionally managed assets, while the evolving financing landscape creates opportunities for structured, asset-backed private credit.

Our approach remains centred on disciplined underwriting, strong collateral, cash-flow visibility, robust structuring and downside protection.

As India’s real estate credit capital markets deepen, the opportunity is not simply to participate in the sector’s growth, but to identify transactions where asset quality, structure and risk-adjusted return potential are aligned.

Connect with Sàwai Capital to explore structured private credit opportunities across India’s evolving real estate and private markets landscape.
